We will travel to homes, businesses, hospitals, convalescent centers, local coffee shops or a mutually agreed safe public locations. Travel fees are determined by location, and type of facility. Jails, hospitals and elder care homes usually require a great deal more time and will be charged accordingly.

Notary

The main tasks of a Notary is to witness and authenticate signatures, administer oaths, verify signatures and take affidavits. Their duty is to verify the identities of each signer on a document. This is done to protect against fraudulent acts that may otherwise void the notarized document. The notary public typically requests each signer to provide identification that verifies their identity. If the client fails to provide an acceptable form of identification, the notary public is legally obligated to refuse the service.
The code of Virginia specifies five basic notarial acts:
1) Taking Acknowledgments
2) Administering Oaths
3) Certifying affidavits
4) Certifying depositions
5) Certifying “true copies” of documents*
* Virginia notaries are not authorized to certify copies of birth, death, or marriage certificates. Only the Division of Vital Records/Statistics may perform such a certification. If you need a certified copy of this type of document, you must request it from the state in which the individual was born. As a fraud prevention measure, many states require that the request form be notarized – a Virginia notary can notarize your signature on this form. Virginia notaries are not authorized to perform marriage ceremonies.

Notary Signing Agent

A Notary Signing Agent (NSA) is a Notary who is specially trained to handle and notarize loan documents. For lenders, Notary Signing Agents are the critical final link to complete the loan.
When lending companies close on a mortgage, they will usually hire a Notary Signing Agent to make sure that the loan is carried out properly and all the necessary documents are in order. Title companies and signing services hire NSAs to deliver loan documents to borrowers, oversee the signing and return the documents.

A Notary Signing Agent is hired as an independent contractor to ensure that real estate loan documents are executed by the borrower, notarized, and returned for processing on time. Completing this critical part of the loan process enables the loan to be funded. Notary Signing Agents (NSAs), are an essential part of mortgage and loan closings, ensuring the validity of the documents being signed as well as the people signing them.
Some document transactions require that the signer make a formal declaration before a notary, thereby “acknowledging” execution (signing) of the document. Specifically, the signer verbally acknowledges that:

• The signer understands the contents and purpose of the document
• The signature is his/her own
• The document was signed willingly (no coercion)

Mortgage Field Inspection Services

A mortgage field inspector conducts collateral inspections of mortgaged properties for financial institutions. As a mortgage field inspector, our duties include taking digital photos of houses, apartment buildings, and even construction sites to collect information. After the property is inspected, we prepare a report for the financial company describing the state of the property—its occupancy and whether it is in disrepair, for instance.
